Planning Permission Guide For Loft Conversions
Whether you require planning permission for your loft conversion or not will depend on several factors - read our guide below to help give you a useful insight...
Generally if your attic conversion meets the following criteria, planning permission will not be required -
- The external dimensions of the loft do not change. For example if you fitted skylights as oppose to a dormer window then the external dimensions would stay the same. However that is not to say that you will require planning permission if you have a dormer window fitted, it just makes it more likely.
- No part of the new attic conversion protrudes above the original buildings highest point.
- Where the volume of a dormer or mansard that is added to the terraced property, is less than 50CuM or 10% of the volume of the original building (whichever is the larger figure). The upper limit of this is 115CuM.
- Where the volume of a dormer or mansard that is added to a semi-detached or detached property, is less than 70CuM or 15% of the volume of the original building (whichever is the larger figure). The upper limit of this is 115CuM.
- Dormer or Mansard windows not overlooking a footpath or road are more likely to not require planning permission.
- The property that will be converted is not a listed building.
- All properties have a permitted development limit, so any previous extensions will need to be considered.
